By creating an account on this platform (the "Service") you agree to these Terms. Please read them carefully.

1. Who can use the Service

The Service is offered to legitimate concierge, real-estate and villa-rental professionals ("Agents"). By signing up you confirm that you are authorised to manage the bookings and personal data you upload.

2. Approval & suspension

New agency sign-ups are reviewed before activation. We may suspend or remove any account at our sole discretion, including but not limited to: misuse of guest data, impersonation, abuse of the messaging features, or breach of applicable law. We will notify the Agent by email when this happens.

3. What the Service is (and isn't)

The Service is a tool for organising guest stays, sharing villa info, and capturing concierge requests. It is not a payment processor, a contractual booking platform, or a real estate marketplace. Any commercial agreement between an Agent and their guest, or between an Agent and a service provider, is strictly between those parties.

4. Your responsibilities as Agent

• Keep your login credentials secret. You are responsible for activity on your account.
• Only upload guest data you are entitled to process under GDPR.
• Honour requests submitted by your guests in good faith.
• Do not impersonate a brand or another agency.
• Do not upload illegal, infringing, or harmful content.

5. Content ownership

You retain ownership of the content you upload (villa photos, brochures, descriptions). By uploading you grant us a limited licence to display that content within your own agency's portal and to your guests via the Service.

6. Liability

The Service is provided "as is". We make no warranty as to uptime, availability of third-party suppliers (clubs, yacht partners, chefs), accuracy of partner-provided data (availability, prices), or fitness for a particular purpose. To the maximum extent permitted by law, our liability is limited to the fees paid by you in the previous 12 months (currently zero for the free tier).

7. Termination

You may close your account at any time from the Settings page. We will delete your data within 30 days. We may terminate accounts that breach these Terms with notice by email.

8. Governing law

These Terms are governed by the laws of Spain. Any dispute will be heard by the courts of Ibiza, Balearic Islands.
